Why do we have a 3-Step Compliance Protocol?

Tenants 2 guest was founded on a core traditional principle of respect. As a short term rental company, we obtain leases in multifamily apartment communities alongside other tenants as neighbors. Tenants 2 guest strives to accommodate the best guests and want our tenant neighbors to feel safe and secure. Additionally, our protocol decreases the risk of theft, damage, and or criminal activity.

1. Criminal Background Screening
This is the first compliance step that occurs when a potential guest requests to book with Tenants 2 Guest. The primary guest on all Tenants 2 Guest reservations, regardless of the booking platform, is screened for criminal background. A guest must successfully pass all levels of Tenants 2 Guest’s screening process or their reservation will be canceled.
What is Tenants 2 Guest Screening Policy?
No severe criminal convictions and sex offenses including, but not limited to murder, terrorism, sexual assault, assault, battery and child abuse. Our screening checks the OFAC list and public, state, and country criminal records as well as state and national sex offender registries. For lesser charges, we take several factors into account: severity of the charge, date of charge, and type of offense.
How does the process work?
When a reservation request is received, an email is automatically sent to our clients which requires them to verify their identification and submit their information for a criminal background check. We use Safely.com for screening. Clients are asked to provide their License and the information associated with it (DOB, Address, License #, etc.) Once completed, the full report is sent to us where we review the results and makes a decision in accordance with our screening policy.

2. Rental Agreement
Once our clients have passed our screening process, they must sign our rental agreement, regardless of the booking platform which includes our community standards for the duration of their stay. The client’s signature is legally binding with timestamps and their IP addresses.
3. Security System
To ensure the safety of the property, proper occupancy, and appropriate noise levels, we use a security suite of noise monitoring, smart locks, and cameras.

This protocol allows us to enforce occupancy and make sure the right guest is entering the home.
Smart Lock For Access Security 🧠🔒
This protocol controls access to our units by providing guests with a code only valid for the duration of their stay. A separate unique code is given to our partners.
Minut Monitor System 🚭 🔇
This device detects smoke and noise levels. With this we're able to mitigate damage done by smoking and enforce noise levels especially after quiet hours.
